Whenever, under the terms of this Lease Agreement, reference a ma e to the giving of notice by one of the partiea hereto to the other, or Nhenever either of the parties ahall desire to give notice of any matter to the other, auch notice shall be given and ahall be deemed sufficient ~hen given by Nritten instrument sent by regis- tered or certified mail, return receipt requested, addressed to the ap- propriate party, with postage prepaid. Construction. This Lease shall be construed and interpreted in accordance w laws of the State of Florida. ~l. Severabilit . The invalidity in whole or in part oP any cov- enant, pro ae or u ertaking or ar~r aection, sub-section, sentence, clause, phrase or word, or of any section, sub-section, sentence, clause, phrase or word, or of any provision of this Lease, shall not affect the validity of the remaining portions thereof. ~2. Captions and Titles. The captions and titles contained in this Lease are or conven ences and reference only and`in no Nay shall serve to limit or describe the scope or intent of this Lease or any part hereof. Termination of Condominium. A voluntary or involuntary ter- mination o e asee, or o e ondominium created by virtue of the Jeclaration of Condominium, sh~ll not terminate this Lease. In the event of a voluntary or involuntary termination of the Lesaee, r+herein € the Condominium is not likeNise terminated, the successor association ~ to the Lessee, organized or constituted according to the applicable stat- r utes of the State of Florida as contained in the Co~dominium Act, shall s assume and shall be charged with all of the duties, obligations and re- ~ aponsibilities of the Lessee hereunder. In the event of a voluntary or = involuntary termination of the Condominium all of thnae persons oMning ; a condominium unit as of the date oP termination of the Condominiwn ; shall automatically and by operation of the Lease ~ointly and se ve rally constitute the Lessee hereunder and shall ~oint~y and severally be ob- ligated to perform each and every of the Lessee's covena~ts at~d prom- ' ises and undertakings herein provided for. Upon a condominium unit a+n- f er acquiring an interest in the Leasee's rights under thia Lease, or becoming a Lessee under the terms of this Lease, by reason of te rmirsa- = tion of the Condominium, hia rights hereurxier may thereafter be aasigned 3 only if there then be no d efault in any of the provisions of thi s Lea~e, ~ and only if such assignment be in connection Nith a sale, tranaPe r, or ~ hypothecation of all of his rights in the property which was, prior to ~ermination of the Condominium, condominium property, excepting on ~y ~ and provided that any inatitutional first n:ortgagee which shall become an or+ner of a condominium unit or a tenant in comnon in what had been condominiurn property by foreclosure of deed in lieu of forecloaure, ; shall no~ be liable or obligated in any Kay by the provisiona of this ~ section, but the grantee of any such inatitutional mortgagee ahall be ~ ;ully liable and obligated for th~ payment of a proportionate share oP ~he rental due and attributable to such condominium unit during such period of time as the condominium unit shall be occupied by a tenant or lessee holdin~ under, by or through such !n$titutional firat mort~agee. ; ?4. Waiver of ?i~hts.
