by JAMES J. ROCI~ORD, a single adu t, ereinafter called the
rantor to RICHARD E. VELLER and MARY ET~ VELLE~i his wife,
whose address is 5504 S. Federal Hwy./F~~ n~~~~i~f~ft~~Called
the grantee:
(Wherever used herein the terms "grantor and "grantee"
include all the parties to this instrument and the
heirs, legal representative and assigns of individuals
and the successors and assiqns of corporations)
WITNESSETH: That the grantor, for and in consideration
of the sum of $10 and other valuable considerations, receipt
whereof is hereby acknowledged, hereby grants, bargains, sells,
aliens, remises, releases, conveys and confinn~s unto the grantee,
all that certain land situate in St. Lucie County, Florida, viz:
The South 175 feet of the North 357 feet of the
SW 1/4 of the SW 1/4 of the SE 1/4 of Section
3, Tawnship 36 South, Range 40 East. LESS AND
EXCEPTING right of way for public roads and
drainage canals.
SUBJECT to that certain purchase money second
mortgage from James J. Rockford to Hazel Smallwood,
a single adult in the original principal amount of
$16,500.00 dated September 16, 1970, recorded in i
k OR Book 187 at page 285 of the public records of 1'~J
~ St. Lucie County, Florida, which the grar~tees assume
~ and agree to pay. ~
~ SUBJECT ALSO to that certain mortgage from Hazel Smallwood,
i a widow, and Emil Francisco and Geraldine Francisco,
~ his wife to First Federal Savings ~ Loan Association ~
~ of Fort Pierce in the oriqinal principal amount of
~ $25,000.00 dated October 12, 1962, recorded in OR
~ Book 47, page 640 of the public records of St. Lucie
~ County, Florida, which the grantees assume and agree
~ to pay.
~ SUBJECT ALSO TO that certain Reciprocal Easement
~ Agreement dated September 16, 1970, filed September
~ 17, 1970, in OR Book 187 at page 288 of the public
~ records of St. Lucie County, Florida.
~ TOGETHER, with all the tenements, hereditaments and
~ appurtenan~es thereto belonging or anywise appertaining.

TO HAVE AND TO HOLD, the same in fee simple forever.

AND, the grantor hereby covenants with said grantees that
