The Aasociation ahall main- tain, repa r a rep ace a the Association's expense: (1) A11 commnon elements and limited co~mnon elements. (2) Al1 portions oP an apartment, except interior surfaces, contributing to the support oP the apartment building, Mhich portions ahall include but not be limited to load-bearing col- umns and load-bearing walls. All conduits, ducts, plumbing, wiring, and other facilities Por the furnishing oP utili ty services contained in the portions of an apartment that service part or parts of che Condominium ather than the apartment ~rithin which contained. i (4) Al1 incidental damage caused to an apart- ~ ment by reason oP maintenance, repair and replace- ment a.;omplished pursuant to the provisions of 7.1 (a) (1)s (2),.and (3) above. (b) By the Apartment 0~?ner. The responsibility of the apartment oxner or ma n enance, repair and replacement, ~ shall be as follows: (1) To maintain, repair and replace at his ea- pense all portions of his apartment eacept the por- ; tions to be maintained, repaired arxi replaced by the ~ € Association. The Aasociation shall maintain and re- : pair at the ssoc a on s expense all parking spaces. } - 7.3 Recreation Area. Maintenance, repair, replacement, alter- ~ ' ation and mprovemen o the Recreation Area shall be by the Asso- ciation at the Association'e expense, purauant to the terma ar~d ~ _ provisions of-~he Ninety-Nine Year Lease. f " 7.4 Alteration and Improvement. After the completion of th~e ~ v~ improvemen s nc u e n e common elements xhich are contemplated ~ : in the Declaration, there shall be no alteration or further imprave- ~ - ments of co~mnon elements rrithout the rior approval, in writing, ~ - by record owners of seventy-Pive (75~~ percent of all apartment ; unit oMners, together with the approval of the Association. The ~ cost of such alteration or improvement shall be a comm~n eapense ~ r~ and so asaessed.
