and euch birds as canaries, parakeeta and the like, except as
may be specifically provided for and authorized by the rulea arii
regulationa ot the Association as they may be from time to time
adopted or amended, or purauant to the written consent of the
Board of Directors of the Association, or oP the Developer, pro-
vided, such Mritten conaent xhen once given and relied upon in
connection with the purchase and acquiaition of a condominium
apartment unit may not thereafter be revoked or terminated Mith-
out the consent of the apartment o~rner.
12.5 Nuisances. No nuisance shall be allowed upon the Con-
dominium proper y, nor any uae or practice that ia the source of
annoyance to residenta or Nhich intereferes with the peaceflil
' poasession and proper use of the property by its residents. All
parts of the Condominium shall be kept in a clean and sanitary
condition, arid no rubbish, refuse or garbage alloMed to accunu la te
nor any fire hazard alloMed to exist. No apartment owner shall
permit any use of his apartment or make ar~y use of the common _
elements that will increase the cost of insurance upon the Condo-
minium Property.

12.6 Lawfl~l use. No immoral, improper, offensive or unlax-
ful use sha e ma e oP the Condominium Property nor any part of
it; and all valid laMS, zoning ordinances and regulations of all
governmental bodies having ~urisdiction shall be observed. The
responsibility of ineeting the requirements of governmental bodies
for maintenance, modification or repair of the Condominium prap-
erty shall be the same as the responsibility for the maintenance
and repair of the property concerned.

~ 12.7 Leasing oP Apartments. After approval by the Associa-
; tion as else~? ere requ re , en re apartments may be rented pro-
; vided the occupancy is only by the Lessee, his family and gueats,
= provided that no apartment shall be leased to an unmarried person .
= under the age of tNenty-five (25) years, except Kith the e~cpress

; of the Developer, provided, such written consent when once given
~ and relied upon in connection Kith the purchase and acquis~tion -
~ of a condominium apartment unit may not thereaPter be revoked or

- oper. No rooms may be rented and no tranaient tenants shall be
~ accomanodated in any apartment, nor shall any lease of an ap~rt-
ment release or discharge the oMner thereof oP compliance r+ith
~ any of his obligations and duties as an apartment o~+ner. All
~ of the provisions of this Declaration, the Charter and By-Lawa,
and the P:ules and Regulations of the Association pertaining to
~ use and occupancy shall be applicable and enforceable againat
any person occupying an apartment unit as a tenant to the same
r~ extent as against an apartment owner, and a covenant upon the
~ part of each such tenant to abide by the rules and regulations
~ of the Association, and the terms and provisiona of the Decla ra-
tion of Condominium, Charter and By-Laws, and designating the
Association as the apartment owner's agent for the purpose of
and with the authority to terminate any such lease agreement in
_ the event oP violations by the tenant of such covenant ahall be
= an essential element ot' any such lease or tenancq agreement,
- whether oral or written, and rrhether speciPically expressed in
_ such agreement or not.
= 12.8 Signs. No "For Sale" or "For Rent" signs or other
= displays or aavertising shall be maintained on any part oP the
common elements, limited common elements or apartments, except ~
~ that the right is specifically reserved in the Developer to pla ce
= "For Sale" or "For Rent" signs in connection aith any unsold or
- unoccupied apartment he may from time to time orm, and the same
right i~ reserved to any institutional first mortgagee r+hich may .
become the orrner of an apartment, and to the Association as to
