a. The right to use and occup~y exclusive].y any portlon of
the Demised Prernises desigr~ated as 'offices" in the ai'oreref'erred
to plans of the Demised Premises.
b. The ri~ht to use, accupy ar.d deiaonstrate, on a non-ex- ~ ;
clusive basis, all of the Demised Premises for ths purpose of
promoting and aiding in the sale or rental of the condominium
units on or to be constructed in the condor~inium apart~.-~ent build-
ing. Such rights shall not be exercised in an unreasonable m.a.n-
ner not consistent with the rights of the msmbei-s of t~~z ~.:.s:,~L
to use, occupy and en~oy such portions of the D~mised Premises.
c. Nothir~ herein contained shall serve in any~ titiay to re-
duce Lessee's obli~ations for the payraznt of rent, taxes, repair
and maintenance of the Demised Pre:nises.
d. The Developer shall have the ft:rther right to display
and erect si.gns, billboards and placards, and to store, l:eep, ex-
hibit and distribute written, audio and visual promot3or~1 mate-
rials in arxi about the Demised Premises.
e. No act of the Developer exercised or pzrforrr~zd pursuant
to the ri~hts reserved to it under the provisions of this Article
shaZl be construed or deemed as a breach of the Lessor~s covenants
heratinder or as an actual, implied or constructive failure of the
Lessor to deliver possession of the Dem3sed Premises to the Les-
see, or as an actual, implied or constructive eviction of the Les-
see from the Demised Premises, or as an excuse or ~ustification
~ ~'or the Lessee's failure to promptly, fully, corapletely and con-
; tinuously perform its covenants and obligations hereunder.
; 6. Non-Exclusivity and Easements.

~ a. Non--exclusivity. The Lessee specifically acl:nowledges
i that this s a non-exc usive Lease, and that the Lessor reserves
~ the right to lease the Demised Premises to other persons, natural
= or artificial, upon such rentals, terms, and for such period as
~ the Les~or may determina upon, without the consent or approval of
- the Lessee, p~ovided only that any such additional Lessee shall '
be required to pay equitable contribution towards the cost of main-
° taining the Demised Premises, as well as towards all of the obli-
~ gations herein imposed upon the lessee, such as real estate
~ ta~:es, insurance and the like, provided, however, the exis-
- tence of any such additional I.essQe or Lessees shall not in
any wise serve to diminish or reduce the Lessee's obligation
~ for the paS?r~nt of rent as herein contair.ed.
