Internal Improvement Fund of the State of Florida,
and their successors, title to an undivided three-
fourths of pnosp~ate, minerals and metals and title
to an undivided one-half of all petroleum that may
be in,.on or under the above described land, with
the privifege to mine and develop the same.
TOGETHER with all the tenements, hereditaments and appur-
tenances thereto belonging or in anywise appertaining. -
TO HAVE AND TO HOLD, the same in fee simple forever.
AND the grantor hereby covenants with said 9rantee that the
grantor is lawfullX seized of said land in fee s unple; that the
grantor has good right and lawful authority to sell and convey
said land; that the grantor hereby fully warrants the title to
said land and will defend the same ag ainst the lawful claims of
all persons whomsoever; and that said land is free of all encum-
brances, except taxes accruing subsequent to December 31, 1970. -
IN WITNESS WHEREOF the grantor has caused these presents to
be executed in its name, and its corporate seal to be hereum~o
