the following described real property, situate, lying and

Lot No. 8, Block 22 of PORT ST. LUCIE, Section
~ 25, a subdivision acc~ding to ti~° plat thereof,
recorded in Plat Book 13, page 32, public records,
of St. Lu~ie County, Florida.
THIS DEED IS GIVEN in connection with bequest under
the Last Will and Testament of the said THEODORE R.
LOCKWOOD, Deceased, pursuant to probate proceedings
in the Surrogate's Court, Suffolk County, New York,
and wherein the said MARIE M. LOCKWOOD is the legatee
of said property, under the said Last Will and Testa-
ment.
TOGETHER WITH all and singular the tenements, her@dita-
ments and appurtenances thereunto belonging or in any wise
appertaining and the reversion and reversions, remainder and
remainders, rents, charges and profits thereof and also all
the estate right, title, interest, property, possession, claim
and demand whatsoever, both in law and in equity, which the said
, THEODORE R. LOCKWOOD had during his lifetime and at the tim.c of
his death and which the said party of the tirst part had or has
by virtue of being Executrix of said Estate, or otherwise of,
in and to the above granted premises and every part and parcel
ther.nf with the appurtenances. `

~ Z~!~ AND THE SAID PARTY OF THE FIRST PART, as Executrix of
Ni~ the Estate aforesaid, for herself, her heirs, executors and
administrators, do covenant, promise and agree to and with the
S. party of the second part that she is lawfully the Executrix
. of the Estate of THEODORE R. LOCKWOOD, Deceased, and she has
~ power to convey as aforesaid and has in all respects acted in
making this conveyance under the powers granted to her under
the Last :Will and Testament of said deceased, and that she
has not made, done or suffered any act, matter or things what-
soever since she ~ras Executrix as aforesaid whereby the above
granted premises or any part thereof now or at any time here-
a£ter shall or may be impeached, charged or encumbered in any
manner whatsoever.
