The rents, profits, ir?come, issuea and revenues of said property, including eny persona! property located thereon or therein, are hereby transterred, assigned, set over and pledged aa turther serunty for the payment of any suma due under this rinort- ~a~e with the right (but no duty) on the part of Mortgagee to demand and receive the same and apply them on said indebtedneas at any time after a detault hereunder. lt suit ia instituted to foreclose o~ reform this mortga6e or attackin6 the validity or priority ~ thereot, or eny of them, Mortgagee shall he entitled to apply for appointment ot a rece~ver pendente lite without notice tor said property, including any personal property located thereon or therein, and of all rents, income, protits, issues and revenues thereot. It is covenanted and agreed that the court shall forthwith appoint s receiver ot said property and o[ such rents, income, profits, i~ues and revenues: a~rh appointment ahall be made a~ a matter ot strict right to Mortgagee without reference to the adequacy or inadequacy ot the value ot the property hereby mortgaged or to the solvency or in~olvency ot Mortgagor. 21. I[ any diapute arisee involving the t~en ot this mortgage wherein Mortgagee incurs any cost (regardless of the institutioa ot any legal proceedings), or it any action ot proceedina, including appellate proc~edings, shall bt commenced or praeecuted by an~• person other than Murtgagee land Mortgagee is made a party therntol in which it shali become nereasary to detend or uphold the lien of this mortgage, all s~un4 paid by Mortgagee tor the e:pense ot any litigation to pr~~ute or defend the rights and liens • ~-rc~ated by thia mortgage, together with rc~aaonable attorney's fees shall be paid by Mortgaaor, with interest thereon at the ma:imum 1~~Ra1 nte and shali be aecured by thia mortgage- 22. To perform, comply with and abide by each and every covenant, a6reecnent, condition and atipulation in esid note and this mortgage. The several rights, powers, options and remedies in this mo;tgage shall be deemed to be cumulative to esch other and to any others now or herea[ter allowed by law. 23. If said note, or the intereat thereon, or any of the aums of money herein referred to or secured hereby are not fully paid within thirty daya aft~r the same, or any ot them, become due and payable, or it each eovenant, sgreement, eondition and qtipulation o[ said note and thia mortgage, or all of them, are not duly performed, complied with and abided by for a period of thirty day•s, Mortgagee ahall have the option to accelerate the payment of the entire principal and any other money secured hereby av immediately due and payable without notice. 24.
