or improvements on the demised premises by reason of fire or other
casualty durinq the last two years of the original lease term or auring -

as used herein shall mean that the building or improvements have been i

the same purpose as before such damaqe or destruction. .

Sec~ion 1001. Lessee further agrees that in case of damage to or

l~_~r?itation thereby, it will promptly, at its expense, repair, restore
or rebuild the same to the extent that it shali deem necessary or

~ r,~;~t~ed in Section 903. Rent shall not abate during the per od of such

~ re~?air, restoration or rebuilding or if the improvements are not tenant-

~ a~le because of such damages or destruction.

~ Section 1002. Before commencing such repairing, restoration or ~

~ r.:'auiiaing, involving an estimated cost of more than $10,000.00 (unless~•

~ s~:bstanzial structural work is involved), (a) plans and specifications
~ ~
~ ;.:erefor, prepared by a reputable licensed architect, shaii nave 'veen ~
= sub:,~itted to and approved by Lessor; (b) Lessee shall have furnished
to Lessor, an estimate of the cost of the proposed work, certified to
~ ~
~x n,~ t:.e arcinitect by whom such plans and specifications shall have been ~
~
pre~ared.
