of tr.is Lease shall be construed, taken or held ta be a waiver of any

succeeding breach of the same covenant.
Section 2303. Neither the rights herein given to receive, collect,
sue for or distrain for any rent or rents, moneys or payments, or to
er.force the terms, provis~ons and conditions of this Lease, or to pre- ~
v~:nt the breach or non-observance thereof, or the exercise of any such '
rig'r.t or of any other riqht or remedy hereunder or otherwise qranted
or arising, shall in any way affect or impair or toll the right or
~o~,rer of Lessor to declare the term hereby granted ended, an:~ to termi-
naze this Lease as provided for in this Lease, because of any default
in or bre~ch of the covenants, provisions or conditions of this i,ease.
