extent be held invalid or unenforceable, the remaininq terms and provi-
sions of this Lease shall not be affected thereby, but each term and
provision of this Lease shall be valid and be enforced to the full~st -
~ex~ent permitted by law.
Section 3103. This Lease shall be construed and enforced in
dccordance with the laws of the state where the demised premises are
Iocated.

Section 3104. It is agreed that Keller Industries, Inc. hereby ~
guarantees the performance under this Lease of Air Control Products
of Ft.Pierce ,Inc.
All oral negotiat~ons are merqed herein. lhere are no oral
cover,ar.ts or agreements made by either party hereto except as expressly
s~4 fortn in writing herein; all modifications shall be in writing.
