is attached as an Exhibit E hereto, and such additional lands as
may be included within the purview of said lease in the future.
~ 2.8 Common ex~enses include:
, (a) Expenses of administration and management of
the Association and of the Condominium property.
(b) Expenses of maintenance, operation, repair
or replacement of the common elements, liinited co~ron
elements, and oP the portions of the apartment to be
maintained by the Asaociation. ;
(c) The costs of carrying out the powers and
duties of the Association.
(d) The costs and expenses under the terms and ~
provisions of the Ninety-Nine Year Lease. `
(e) E~cpenses declared common eapenses by the
provisions of this Declaration or by the By-Laws of
the Asaociation.
(f) Any valid charge against the Condominium
property as a whole.
2.9 Corxiominium means all of the condominium property as
a whole when e con ext so permits, including the lands ar~d all
improvements thereon, and all easements and rights of w~y appur-
tenant thereto intended for use in connection with the Condomin-
ium.
2.10 Utility services shall include but not be limited to
electric power, gas, wa er, air conditioning, and garbage and sew-
; erage disposal. ~
- 2.11 Ninet -Nine Year Lease means that certain lease attached

~ 3. The Condominium is described as follows:

~ 3.1 A surve of the land and a graphic description of the
" improvemen s n w ch units are located which identifies each
` unit by letter, na.me or number, so that no unit bears the same
~ designation as any other unit, and a plot plan thereoP, all in
~ sufficient detail to iden~ify the common elements and each unit
and their relative locations and approximate dimensions, are
attached hereto as an Exhibit B, as to the first building, ar~d a
- like survey ar~d graphic description which shall be attached here-
~ to by an amendment of this Declaration of Condominium as to ~ach
additional building.

3.2 Amendment of Plans. Developer reserves the right to
~ change trie n er or es gn and arrangement of all units so long

as Developer owns the unita so changed and altered, provided such
change shall be ref lected by an amendment oP this Declaration,
~ provided, further, that an amendment for such purpose neec~ be
- signed and aclrnowledged only by the Developer and need not be ap-
'l proved by the Association or apartment owners or by the Condomin-
= ium, whether or not elsewhere required for an amendment.
