7.1 Apartments. ~
(a) B the Association. The Association ahall main-
tain, repa r an rep ace a the Association's expenae:
(1) Al1 common elements and limited co~non
elements. ~
(2} All portiona of an apartment, except
interior surfaces, contributing to the support
of the apartment building, which portions shall
include but not be limited to load-bearing col- :
umns and load-bearing walls. ~
(3) Al1 conduits, ducts, plumbing, wiring,
and other facilities for the furnishing of
utility
services contained in the portions of an apartment_
that service part or parts of the Condominium oth~er
than the apartment within which contained.
(4) All incidental damage caused to an apart-
ment by reason of maintenance, repair ar~d replace-
ment acomplished pursuant to the provisions of
7.1 (a) (1), ~2)s 8~ (3) above.
(b) B the Apartment Owner. The reaponsibility of the
apartment owner or ma n enance, repair and replacement,
shall be as follows:
(1) To maintain, repair and replace at his ea-
pense all portions of his apartment except the por-
tions to be maintained, repaired and replaced by the
Association. Included within the responsibility of
the apartment owner shall be windows, screens ar~d
~ doors opening into or onto his apartment. All such
! maintenance, repairs arxi replacement shall be done
~ without disturbing the rights of other apartment own-
t ers.

_ (2) An apartment owner shall not paint or other-
~ wise decorate or change the appearance of ar~y portion
; of the exterior of the apartmen~ building without the
~ prior approval, in writing, of the owners of record
~ of fifty-one (51¢) percent of the apartment units,
~ and the approval of the Association.

~ (3) To promptl,y report to the Association ar~r
~ defect or need for repairs for which the Association
~ is responsible.

i 7.3 Recreation Area. Mainterv~nce, repair, replacement, alter-
ation and mprovemen o the Recreation Area shall be by the Asso- :
~ ciation at the Association's expense, pur$uant to the terms and :
proviaions of the Ninety-Nine Year Lease. ~
= 7.4 Alteration and Improvement. After the completion of the
improvemen s nc u e n e common elements which are contemplated
in the Declaration, there shall be no alteration or further i.mprove-
ments of comm~n elements without the rior approval, in writit~g,
by record owners of seventy-five (75~~ percent of all apartment
~ unit owners, together with the approval of the Association. The
_ cost of auch alteration or improvement ahall be a comm~n expense
and so assessed. Any such alteration or improvement shall not
- interfere with the rights of any apartment owner without his
conaent.
