other than goldfish, tropical fish snd the like, ~
and such birda as canaries, parakeets and the like, eacept as ~
ma~y be apecifically provided for and authorized by the ru1QS and ~
regulations of the Association as they may b~ from time to time ~
adopted or ainended, or purauant to the written consent of the
Board of Directors of the Associatio~, or of the Developer, pro-
vided, such rvritten consent when once Riven and relied unon in

apartment unit may not thereafter be revoked or terminated with-
out the consent of
the apartment owner.
12.5 Nuisances. No nuisance shall be allowed upon the Con-
dominium proper y, nor any use or practice that is the source of
annoyance to residents or which intereferes with the peaceflil
possession and proper use of the property by its residenta. All ~
parts of the Corxiomin~um shall be kept in a clean and sanitary =
condition, and no rubbish, refuse or garbage allowed to accumulate ;
nor any fire hazard allowed to exist. No apartment owner shall
permit any use of
his apartment or make any use of the comnon ~
elements that will increase the cost of insurance upon the Condo- ~
~ minium Property.
12.6 Lawful use. No immoral, improper, offensive or unlaw-
ful use sha e ma e of the Condominium Property nor ar~y part of
it; and all valid laws, zoning ordinances and regulations of all
governmental bodies having ~urisdictic~n shall be observed. The
responsibility of ineeting the requirements of governmental bodies
for maintenance, modification or repair of the Condominium prop-
erty shall be the same as the responsibility for the maintenance
and repair of the property concerned. '
12.7 Leasing of A artments. After approval by the Associa-

~ oper. No rooms may be rented and no transient tenants shall be

ment release or discharge the owner the reof of compliance with

~ of the provisions of this Declaration, the Charter and By-Laws, ~
~ and the Rules and Regulations of the Association pertaining to
~ use and occupancy shall be applicable and enforceable agains t
~ any person occupying an apartment unit as a tenant to the same
extent as against an apartment owner, and a covenant upon the
~ part of each such tenant to abide by the rules and regulations
of the Association, and the terms and provisions of the Declara-

~ Association as ths apartment owner~s agent~for the purpose of

the event of violations by the tenant of such covenant shall be
an essential element of any such lease or tenancy agreement,
- whether oral or written, and whether specifically expressed in ;
` such agreement or not.
12.8 ~ig ns. No "For ~ale" or "For Rent" signs or other .

- that tne right is specifically reserved in the Developer to place
= "For Sa?e" or "For Rent" signs in connection with any unsold or

- right is reserved to any institutional first mortgagee which may
become the owner of an apartment, and to the Association as to ~
- any apartment which it may own.
