(a) To enter into a Ninety-Nit~s Year Lease on ~
recreation area, in behalf of and in the name of the
Asaociation.
(b ) To enter into a lorig-ters~ management contract,
providing for the managsment of the condosinium property
and of the recreation area.
(c) 7~o enter into contracta tor the purpose of

making available to the oxnera of condominium units ar~d
the reaidenta oP the cor~dominium apartment building such
aervicea as, but not limited to, door man and autoaabile
parking; maid aervice; aecurity alarm ayatem and the ;
like, provided, hoxever, that the term or period of auch
contracta shall not eaceed fifteen (15) yeara, and pro-
vided, further, that said contracts ma~y provide for ad-
ditional extensions of the original term in the abaence
of xritten notice of termination by either party. No
such contract shall impoae any involuntary monetary obli-
gatfon or asaesament upon any resident of the condominium
