c. Nothin~ herein contained shall serve in any ~4•ay to re- ~
duce Lessee's obligatiens for the pa,yment; of rent, taxes, repair ~
and maintenance of the Dem3seci Pemises. ~
d. The Devcloper shall have the fur•ther right to display ~
and erect si~ns, billboards and placards, and to store, keep, ex-
hibit and distribute ~•~ritten, audio and visual promot3onal mate- 4
rials in ar.d about the Demised Premises. ~

e. No act of the Developer exercised or perforined pursuant
to the rights reserved to it under the provisions_of this Article ;
shall be construed or deemed as a breach of the ~ssor's covenants ~
hereunder or as an actual, implied or constructive failure of the ~
I~essor to delive r possession of the Demised Premises to the Les- ~
see, or as an actual, implied or constructive eviction of the Les - ~
see from the Demised Premises, or as an excuse or ~ustification ~
for the Lessee's failure to promptly, i'ully, co:npletely and con- ~
tinuously perform covenants and obligations hereunder.
6. Non-Exclusivity and r,asen:ents,
a. Non-excluslvity. The I,essee spccifically aclcno~vled`es
that this s~ non-exc usive Lease, and that the Lessor reserves ;
the ri~ht to lease the Demised Fremises to other persons, n~tural ~
or ar'ti~icial, upon such rentais, teri~u, an:t f'or such period as
the Lessor may determine upon, withut thn consent or approval of
the Lessee, provided only that any such additional Lessee shal.l
be required to pay equitable contribution toivards the cost of main-
; tainin~ the Demised Premises, as well as totvards all of the obli- ,
; gations herein imposed upon the ].essee, such as real estate
~ taxes, 3nsurance and i.he like, provided, hotvever, the exis-
~ tence of anyr such additional Lessee or Lessees shall not in
any k~ise serve to diminish or reduce the Lessee's obligation `
f~r the paym~nt of rent as herein contained.
