10. Fepai_rs AI1C3 ira3ntenance. Lessee sl~all at all tir~s durin~
the Ler~ns o ~ s ase, a~i~s o~~m expense, make all necessary re-
~~airs ai~d repla~en;en~s to the llem:lsed Premises and mainLain the ;
sarne in ~;ood condition. This covenant shall include the ob]igai;ion ;
upon the part of the Lessee to replace or rene~r when necessary any
item of furniture, fixLures, rrtachinery an3 equipment and a11 such
repl~ce~n~nts and renewals shall be at least equal in qualit1• and
class to the ori~inal equi~ment, furn9.shin~s, machinery or fixtures.
Air conditionin~*, pool and other such equipmen~ and machinery shall
be regularly serviced and maintained under appropriate service con-
trac~s. Lessee s}~all keep and maintain all portions of the Demised
Pre;~lises in clean- and orderly coi~dition, free of accumulatfon of
dirt and rubbish and pest infestation. All buildings, structures
and impro~~em~nts, furniture, furnishings, f
ixtures, :nachinery and
equipmer~t notv or hereafter replaced or bou~ht, or intended for use ;
upon ~he Demised Premises shall be a part thei°eof and thereby the
property of the Lessor, without payment Lli~refor by the Lessor, an~ '
shall be surrendered to the Lessor upon the expiration or earlier ,
termination of this Lease without cost or char~;e to the Lessor.
11. hSechanics' Liens. All ~ersons are hereby placed on notiee

to sub~ect the interest of the Lessor in the Demised Premises to any
mechanics' or materialmen's lien c~~~ liens of
