If such perform- ance by the Lessor shall constitute in tvhole or in part the paym.ent of monies, such monies paid by the Lessor, together with interest thereon at the rate of ten (10~ ) percent per annum, shall be cieei~~ed additional renLs du~ and paya~le the Lessor on demand, or, at the option of the Lessor, the said monies may be added to any rent then due or thereafter becomin~ due under the terms and provisions of this Lease, and the Les- see covenants to pay any such sums with the said interest, and the Les- sor shall have, in addition to any and all other r3.~hts and remedies herein provided, the sa~r~e ri~hts and remrdies as exist pursuant to the terms and provision~ hereof, as well as by operation and rules o~ lavl, in the event of detault by the Lnssee in the payment of rent. 22.
