cooking, refrigerating, lighting, plumbing, ventilating, irrigating, and power systems, machines, appliances, fix-
tures, and appurtenances, which now are or may hereafter pertain to, or be used with, in, or on said ptemises, even

- TO HAVE AND TO NOLD the same, together with all and singular the tenements, hereditaments and appurte-
: nances thereunto belonging or in anywise appertaining, and the reversion and reversions, remainder or remainders,
- rents, issues, and profits thereoE, and also all the estate, right, title, interest, homestead, dower and right of
dawer, separate estate, possession, claim and demand whatscever, as well in law as`in equity, of the said nort-
-a= gagor in and to the same, and every part thereof, with the appurtenances of the said mottgagor i~ and to the same,
and every part and parcel thereof unto the said mortgagee in fee simple.
And the mortgagor hereby covenants with the mortgagee, that he is indefeasibly seized of said land in fee
_ simple; that he has full power and lawful right to convey the same in fee simple as aforesaid; that it shal! be law-
ful for the mortgagee, at all times peaceably and quietly to enter upon, hold, occupy, and enjoy said land, and every
part thereof; that the land is and will remain free from all encumbrances; that said mortgagor will make such further
assurances to prove the fee simpie title to said land in said mortgagee as may be reasonably cequired, and that
