so advanced shall be a lien upon the Mortgaged Premises and
shall be secqred hereby. The Mortgagor will repay on demand

all sums so advanced on its behalf with interest at 20$
per annum. The provisions of this Section 9 shall not prevent
any default in the observance of any covenants contained
herein from constituting default hereunder.
10. The r~ortgagor will not cor.unit or permit any
strip, excavation, erosion or waste or deterioration of the
Martgaged Premises, whether in connection with construction
or otherwise, without the written consent of Mortgaqee.
11. Th~ Mortgaqor, im~nediately upon obtaining
knowledge of the institution of any proceedings for the ~

condemnation of the Mortgaged Premises or any portion thereof, ~

will notify the Mortgagee of the pendency of such proceedings.
The Mortvaqee mav participate in any such proceedings and ~
the Mortgagor from time to time will deliver to the Mortgagee all
, instruments requested by him to permit such participation. I
In the event of such condemnation proceedi,ngs, the award or ~
compensation payable is hereby assigned to and shall be ;
paid to the Mortgagee. The Mortgagee shall be under no
obligation to question the amount of any such award or com-
pensation and may accept the same in the iunount in which the ~
same shall be paid. In any such condemnation proce~dings
the Mortqagee may be represQnted by counsel selected by the
Mortgagee at Martqagor's expense. The proceeds of any award
or compensation so received shall be paid to Mortgagee and
apglied toward the payment of the principal balance and accrued
interest of the Note.
12. (a) 2f Mortqaqor shall fail to pay any install-
