(a) Upon the completion of any foreclosure sale ; 1 or other sale, if any, made pursuant to the provisions of this ~ ~ Mortgage (as distinguished from a sale of the Mortgaged Premises ~ \ iL... u....L...~.. .~tQi ~e~. i?i a~a• wi.~.r~. i jj11 i•ic~i ~yay'vi ~.111: a•iVl MyQ~jt:t: ~ Vl t~i~+~..:.a ~si aa:af wv~sa ~ empowered to do so, shall Pxecute and deliver to the purchaser , or purchasers good and suffiri~nt ins~rum~nts conveyfnq, ~ assigning and transferring all estate, right, title and interest ~ in and to the property and rights sold. The Mortgagor, if so requested by the Mortgagee, shall ratify and confirm any such sales by executing and delivering to the Mortgagee or to such ; purchaser or purchasers all such instruments as may be advisable, in the judgment of the Mortgagee, for the purpose, and as may,be designated in such request. Any such sales made hereunder shall operate to divest all the estate, right, title. interest, claim and demand whatsoever, whether at law or in equity, of i the Mortqagor in and to the properties and rights so sold, ? and shall be a perpetuai bar bOth at law and in equity against the Mortgagor and against any and all persons claiminq ; or who may claim the same, or any part thereof from, through R I € or under the Mortgagor. i ; (b) In the event of any foreclosure sale or ~ ; other sale, if any, made pursuant to the provisions of this t ~ ~ Mortgage (as distinguished from a sale of the Mortgaged Premises g ~ w by Mortgagor), the entire principal of, and interest on, the ~ ~ t ~ Note, (if not previously due and payable) and all other sums ~ ~ required to be paid by the Mortgagor pursuant to this Mortgage ~ ~ shall become due and payable immediately. ~ (c) The purchase money proceeds or avails of ~ any sales made hereunder, together with any sums whfch then r! ~ may be held by the Mortgagee under this Mortgage, shall be applied as follows: - ~'s First: To the payment of (i) the costs and expenses of such sale, (ii) liabilities and advances made or = incurred by the Mortgagee under this Mortqage together ~ ~ with interest at the rate of I08 per annum on all ;r, ~ -10- 6GQK~~7S PACE t~~ rt~~ .
