1. The Mortqagor warrants that it has a good and
marketable title to an indefeaaible tee estate in the Mortgaged ;

Mortgaqe fs and will remain a valid and enforceable first '
lien on the Mortgaged Premises subject only to the exceptions
referred in Exhibit A. The I?tortgaqor will preserve such title,
arid will forever warrant and defend the saune to the Mortgagee
and will forever warrant and defend the validity and priority
of the lien hereof agafnst the claims of a21 persons and par-
ties whomsoever.
2. The Mortgaqor will, at the cost of the Mortgagor,
and without expense to the Mortqagee execute, acknowledge and ~
deliver and perform such further acts, deeds, conveyances,
mortgages, assignments, notices of assignment, transfers and
assurances as the Mortgagee shall from time to time require, '
for the better assuring, conveying, assigning, transferring
and confirming unto the Mortgagee the property and riqhts
; hereby conveyed, or for carrying out the intention or
