E. lb3rd Street North Misiri Beach, Florida 3?lti2 AMENDN~NT TO NINETY-NINE YEAR LEASE i~2~Q'~ WHEREAS, FIRST NATIONAL B~ANK OF FORT PI~RCE, as Trustee,under Trust Agreement dated November 17, 1970, and known as ~`rust Number 2, as Lessor, and COIANNADES CONDOMINIUMS ASSOCIATION N0. 5, INC., a corporation not for profit, as Lessee, entered into a certain Ninety- Nine Year Leas~ on October 26, 1971, recorded in Official Records Book 197 at Page 665 of the Public Records of St. Lucie County, a copy of said Lease being thereaPter affixed as an Euhiblt E to the Declaration of Condominium of Colonnades Condominiums No. 5, a condominium according to the Declaration thereof as recorded in OPficial Records Book 197 at Page 1482 of the Public Records of St. I.ucie County, Florida, and, WHEREAS, the said Lessor and Lessee have been made axare that there was inadvertently omitted from the said Lease a portion of paragraph 4, ~ NOW THEREFORE, the Lessor and Lessee have executed this amendment to the said Lease for the purpose of correcting the 4{ i ~ language oP said paragraph 4, by restoring thereto the portion ~ thereof inadvertently omitted, to the effect and purpose that the ~ said paragraph 4 shall read as followa to wit: ~ 4. Rent. The Leasee agrees to pay to the Lessor, as rent, ~ until such~'t-me as Seascape III is aubmitted to cor~dominium ownership, ~ the sum of One Hur~dred ($100.00) Dollars per rrbnth, the firat such ~ payment to be due and payable on the first day of the month immediately ~ succeeding the comonencement of the term hereof, that ia, on the first day of the month imned iate ~y succeeding the date upon ahich the ~ Dec].aration of Cor~dominium is recorded in the Public Records oP Dade ~ County, Florida, and said paymenta shall contiraie unti 1 the firat day of the month irQnediately succeeding the date upon which Seascape III ~ is submitted to condominium ownerahip by appropriate amer~dment to the ~ Declaration of Condominium, and thereaPter the Lessee shall pay to ~ the Lessor, as rent, the sum oP One Hur~dred Eighty (~180.00) Dollars per month, the first such payment of suah increaaed sum to be due ar~d payable on the first day of the month immediately succeeding the date upon Mhich Seascape III is aubmitted to condominium oxnership and to continue thereafter until the Pirat day of the nanth imaediately aucceed- ing the date upon which Seaacape IV is submitted to condominium owner- - ship by appropriate amendment to the Declaration of Condominium, ar~d thereafter the Leasee shall pay to the Lesaor, as rent, the sum oP : T~ro Hundred r.ighty (~280.00) Doll,ars per month, the first such payment of such increased sum to be due and payable on the first day of the month immediately aucceeding the date upon Nhich Seascape N is sub- `F~`3 mitted to Condominium ownership, provided, hoMever, the Leasee ahall _ receive as a credit against the monthly rental due as aforesaid until _ such time as FIRST NATIONAL BANK OF F'ORT PIERCE, as Trustee, under Trus t a~~~ ~a g~ ~Gti~~ tAW OFFICES OF GOLDSTEIN.
