1. To make all payments required by that note and this ,
mortgage promptly when due.
~ 2. To pay all taxes, assessments, liens and encumber-

~ ances on that property promptly when due. If they are not

~ promptly paid the mortgagee may pay them without waiving the optio~

to foreclose, and such payments, with interest therein from the

3. To keep that property insured against damage by fire and

and the cost thereof, with interest thereon from the date of
payment of the same at the same rate of interest as specified in
