NINTH: The Mortgogor hereby woives all tights of homesteod ond exemption gronted by the Constitution ond lows of

hereunder or of the obtigation sec~red hereby sholl at ony time thereafler be held to be a waiver of the ?erms hereof or of the

TENTH: Upon any sole, tr~nsfer or co~veyance of fhe property herein described ond tovered by this mortgoge fo ony
person, firm or corporation, not previously approved in writing by the holder of this morfgoge, the Mortgagee or holder shall have
rhe right fo accelerate the mafurify of fhis mortgage as though if were due and poyable on the day of suth transfer and to demond
poyment in full of the said mortgage amount or any unpaid balonce thereof, ond to exertise all the rights ond remedies herein or
by law reserved to said Mortgagee the same as in any event of defoult hereunder, anything in fhe promissory note secured
hereby or herein fo the tontrary nothwithstanding.
REVENTH: If forecbsure proteedings of any setond mortgage or setond trust deed o~ any junio~ lien of onr kind should
~e instituted, the Mortgagee may, at its option immediately ar thereafter declare this mortgage and the i~debtedness secured
hereby due and payoble. ~
TWEIFTH: Thot in the evcnt the premises hereby mortgaged, or anr port thereof, shall be condemned and taken for public
use under the power of eminent domain, the Mortgagee sholl have the right to demand that all damages awarded for the faking
of or damoges to said premises sholl be paid to the Mortgagee, up to the amounf then unpoid on this mortgage ond the obligotion
secured herebr and may be applied upon the payments last payable under this mortgoge and the obligation secured herebr.
THIRTEENTH: That installments, poyable under the terms hereof and the note secured he?eby, not paid when due, shall be
subject, ofter fifteen ~15) days from the due date thereof, to, and it is agreed Mortgogee sholl collect thereon and thercwith, a
"lote charge" in the amount of four per cent (4~) of the installme~t due upon each such delinquent enstallment, and such "lote

FOURTEENTH: Without impairing the obligations of Mortgogor tontai~ed in parographs SECOND, THIRD ond FOURTH
