~ELLFR will complete road improvements to your property not later than six (6) months
from date of Agreem~ent; this access road will be cleared and graded.
:1~D ~iE BUYEEt(S~ hereby covenant(s) and agree(s) to pay to the Seller the monthly install-
-~ents (each month after date of this instrument) at the Seller's address given herein, or
svch other place as the Seller may designate in writing, together with interest at the rate
of Seven and Qne-half percent (7-1,/2%) per annuir., each monthly installment heing first

IF ANY PAYM~iT is not made within thirty ~30) days after it is due, the entire unpaid
arincip~l shall become due without notice at the option of the Seller and failur~ to exer-
cise that option shall not waive the right to exercise it in event of a subsequent default.
In event of def sult in payment, the Buyerts) will pav all costs of collection including a
reasonable attorney•s fee. Right of demand or protest is waived.
Iti CASE of the failure of the Buyer(s) to ~mke any of the payments herein designated, or
any part thereof, or failure to perform any of the covenants on his (their) part hereby
~~ade and entared into for a period of 30 days after maturity, this contract shall be for-
, feited and terminated, and the Buyer(s) shall forfeit all payments made by him (the m) on
; this contract, and such payments shall be retained by the Seller in full satisfaction and
~ in liquidation of all damages by them sustained; and the Seller s1~a11 have the ri~ht to
i re-enter and take possession of the premises afares~id without being liable to any action ,
~ therefor.. Notice to quit and of forfeiture are each hereby waived. '
~ IT IS FURZITFi AGREED that the Seller will pay for the necessary documentary staraps on the
s deed and for the recordin~ of the mortgage. The Buyer(s) shall pay for recordin~ the deed,
the intan~ible tax on the mortg~e and the documentary stamps on the note. The Seller
~ reserves the right at any time when any pnrt of the principal nnd interest due on this
' :~reement has not been paid to require the purchaser to deliver to the Seller a purchase
~ ~
~ ~:.oney pronissory note and mort~age, in standard form commonly used in Florida, and to =
= receive from the seller in exchan~e therefor a'~arranty Deed conveying the title of the ~
~ property from the Seller to the Purchaser~ v~ich Deed and Mort~age may be recorded at the
4 option of the Purchaser.

~ IT IS '.~1UTUAI.LY AGREfiD by and betw~ezn the parties hereto that the time of payment shall be
~ an essential part of this contract and that all covenants and agreements herein contained
v~ shall extend to and be obligatory upan the heirs, executors, administrators and assigns
