SELLF~t will complete road improvements to your property not later than six (6) months
from date of Agreement; this access road will be cleared and graded.

such other place as the Seller may designate in writing, together with interest at the rate

IF r1NY PAY~I~IT is not made within thirty <30) days after it is due, the entire unpaid
principal shall become due without notlce at the option of the Seller and failurE to exer-
cise that option shall not waive the right to exercise it in event of a subsequent default.
In event of default in payment, the Buyerts) will pay all costs of collection including a
reasonable attorney's fee. Right of demand or protest is waived.
I~ CASE of the failure of the Buyer(s) to make any of the payments herein desi~nated, or
any part thereof, or failure to perform any of the covenants on his (their) part hereby
nade and entered into for a period of 30 days after maturity, this contract shall be for-
4 feited and terminated, and the Buyer(s) shall forfeit all payments made by him tthem) on
~ this contract, and such payments shall be retained by the Seller in full satisfaction and
; in liquidation of all dama~es by them sustained; and the Seller shall have the ri~ht to
f re-enter and take possession of the premises aforesaid without being liable to any action
therefor~ Notice to quit and of forfeiture are each hereby R~ived.

' IT IS FURiHgt AGREED that the Seller will pay for the necessary documentary stamps on the
~ deed and for the recordin~ of the mortga~e. 'I?~e Buyer(s) shall pay for recordin~ the deed,
~ the intangible tax on the u~rtgage and the documentary stamps on the note. 'Il~e Seller
x raserves the right at any time when any part of the principal and interest due on this
~ :.greement has not been paid to require the purchaser to deliver to the Seller a purchase
money pronissory note and mortgage, in standard form com~nly used in Florid~, and to
~ receive from the seller in exchan~e therefor a~ltirranty Deed conveying the title of the
~ property from the Seller to the Purchaser, r~ich Deed and :Vbrt~age may be recorded at the
~c option of the Purchaser.

~ IT IS RlUTUALLY AGREED by a~d betw~ean the parties hereto that the time of pay~ent shall be
~ an essential part of this contract and that all covenants and agreements herein contained
shall extend to and he obligatory upon the heirs, executors, administrators and assi~ns
= of the respective parties.
