tures. and appurtenances, which now are or may hereafter pertain to, or be used with, in, or on said premises, even
though they be detached or detachable_ -
4 TO HAVE AND TO HOLD the_same, together with all and singular the tenements, hereditaments and appurte-
= nances thereunto belonging or in anywise appertaining, and the reversion and reversions, remainder or remainders,
rents, issues, and profits thereof, and also all the estate, right, title, interest, homestead, dower and right of
- dower, separate estate, possession, claim and demand whatscever, as well in !aw as in equity, of the said mod-
" gagor in and to the same, and every part thereof, with the appurtenances of the said modgagor in and to the same,
; and every part and patcel thereof unto the said mortgagee in fee simple. '
~ And the mortgagor hereby covenants with the mortgagee, that he is indefeasibly seized of said land in fee
° simple; that he has full power and lawful tight to convey the same in fee simple as aforesaid; that it shall be law-
ful for the mortgagee, at all times peaceably and quietly to enter upon, hold, occupy, and enjoy said land, and every
part thereof; that the land is and will remain free from all encumbcances; that said mortgagor will make such further
assurances to prove the fee simple title to said land in said mortgagee as may be reasonably required, and that
