IV AODITlON TO THE COVENANTS HEREINAFTER SET QUT THE MORTGAGEE AND MORTGAGORS !
COVENANT AND AGREE THAT: `

(1) The MORTGAGOR herei~ shall make within 7 days of the due date, tfie payments catled ~
: fer in the 1St mortgage now encumbering this property, to the MORTGAGEE herein at ~
itS office or some other ptace as ~esignated by the MORTGAGEE herein.
t2) The MORTGAGOR herein shatl pay within 30 days of the due date al! pe?tinent charges for fire and
windstorm insu~ance, atl ad valorem city and/or county laxes, ar,y special improvement assessments and any
oth~r specia) governmental assessments or charges. ~

(3) If the MOR7GAGOR herein do not make the pay-ments on the lSt mortgage , the fire and I
windstorm insurance premiums and governmental taxes or special assessments as they come due, as well as ~
the payments called for in this mortgage deed, then the MORTGAGEE herein can at 1tS
cption make these payments, adding said payments made to the balance due hereunder. If any one or all of
the atoresaid payments remain unpaid for a period of 7 days or more, then tfie MORTGAGEE can at 1tS ,
option, without further notice declare the baiance due under this mortgage due and payable in ful! at once
and forthwith place the matter in the hands of an attorney for collection or enforcement. In this event all
co~ts incurred will be chargeable to the balance due under this mortgage-
(k) The MORTGAGOR herein shall not further encumber this property except by obtaining WRITTEN per-
mission of the MORTGAGEE herein and any attempt to do w without this written permission will be null
and void.
(5) The MORTGAGOR herein will at the ~equest of the MORTGAGEE herein, refinance 1he first mortgage
now encumbering this property at any time deemed desirobte by the MORTGAGEE hereir~. The pro- '
:eeds of the said refinancing shall be apptied against the unpaid balance due hereunder. ~
ib) The MOR7GAGOR herein will be at the request of ihe MORTGAGEE herein acknowledge, in writing,
the existenca of this mortgage and the amount still due thereon on a estoppel form provided for this pur- ~
pose by she MORTGAGEE .
c~ Failure on ihe part ot the MORTGAGOR to comply with, perform, or abide by any of the agreements, i
stipulations, conditions a?~d covenants as set forih above in sections 1, 2, 3, 4, 5, 6, empowers the MORT- `
GAGEE herein, at his option, to declare the entire belance due hereunder, to be due and payable at once ~
wit!~out notice. Failure of the MORTGAGEE herein to exerc+se this option at any time shall not constitute a~
waiver of the right to exercise this option at some later time. i
(8) The MORTGAGOR further agree that this mortgagt constitutes the entire contrad between the par- ~
ties hereto, that they have read the provisions of this mortgage and the note it secures and that ihey a?e aware ~
of their right to have their own attorney examine said mortgage together with the said note it secures and
I advise them as to it. ! :
