2.7 Recreation Area means those lands which are subJect to
and more par cu ar y escribed in a Ninety-Nine Year Lease which
is atta~hed as an r.xhibit E her~:to, ~nd such ad3lttar~al lar~ds as -
ma~y be included within the purview of said lease in the future.
2.8 Common expenses include:
(a) Facpenses of administration and management of
the~Association and of the Condominium property.
• (b) Expenses of maintenance, operation, repair
or replacement of the common elements, lizrdted coAanon
elements, and of the portions oP the apart~r,ent to be
maintained by the Association.
(c} The costs of carrying out the powers and
duties o2' the Association.
(d) The costs and expenses urxier the terms and
provisions of the Ninety-Nine Year Lease.
(e) F.kpenses~declared common expenses by the
provisions of this Declaration or by the By-I.aws oP
the Association.
(f) Any valid charge against the Condoadnium
property as a whole.
2.9 Condominium means all of the condominium property as
a whole when~~ie
con~Eext so permits, inc~luding the lands and all
improverr~ents thereon, and all easements and rights oP way appur-
tenant thereto inter~ded for use in connection with the Condomin-
ium.
2.10 Utility services shall include but not be liraited to ~

; erage disposal.

3.2 Amendm.ent of Plans. Developer reserves the right to
~ chan~e the n er or es gn and arrangement of all units so long
= as Developer owns the units so changed and altered, provided such
chanbe shall be -reflected by an a~r~endment of this Declaration,
provined, further, that an amendment for such purpose need oe
signed and acl~mowledged only by the Developer and need not be ap-
- proved 'oy the Association or apartment owners or by the Condomin- ~
ium, whether or not elsewhere required Por an amendment.
