Membership o~ each apartm.ent owner in the Assoc a on s a e acqu red pursuant to the provisions of the Art3cles of Incorporation and By-Iaws of t2:e Association. ~'hc interest of each apartment unit owner in the funds and assets held by the Assoei-. ation shall be in the same proportion as the liability of each such owner for comnwn expenses. 7. Maintenance, Alteration and Improvement. Responsibility for _ the maintenance o e o om n um proper y, a reatrictions upon ita alteration and improvement shall be as Pollows: 7.1 Apartments. (a) By the Association. The Association shall main- tait~, repa r an rep ace a the Associatior?' s expense : (1) All common elements arxi limtted common elements. (2) All portions of an apartment, except interior surfaces, contributing to the support of the apartment building, which portions shall include but not be limited to load-bearing col- - urr~s and load-bearing walls . (3) All conduits, ducts, plumbing, wiring, and other facilities for the furnishirag of utility services contained in the portions of an apartment that service part or parts of the Corxiominium other than the apartment within which contained. (4) All incidental darnage caused to an apart- ~ ment by reason oP maintenance, repair arxi replace- ment accom{~ lished purauant to the provisions of 1 (a) t1J, t2), ~ ~3) above. ; ; (b) By the Apartment Owner. The responsibility of the ~ apartment owner or n enance, repair arrl replacement, ' shall be as follows: x (1) To maintain, repair and replace at his ex- ~ pense all portions of his apartnent except the por- ~ tions to be maintained, repaired and replaced by the ~ Association. Included within the responsibility of ~ the apartment owner slZall be windows, screens and ; doors opening into or onto his apartment. All such s maintenance, repairs and replacement shall be done ~ without diaturbing the rights of other apartment own- , ~ ers. i ~ ' ~ (2) An apartment owner shall not paint or other- ; ~ wise decorate or change the appearance of ar~y portion ~ ~ of the exterior of the apartment building without the ~ prior approval, in writing, oP the owners of record ~s of Pifty-one (51~) percent of the apartment units, and the approval of the Association. ~ ~ - (~3) To promptly report to the Association any = defect or need Por repairs for which the Association ~ is responsible. ~ 4 - 7.2 Parking Spaces.
