12.1 Apartments. Each of the apartment units shall be occu- :
pied only as a s ng e family private dwelling. Except as
reserved to Developer, no apartment unit may be divided or sub-
divided into a smaller unit.
12.2 Common elements and ltmited common elements. The :

only for the purposes for which they are intended in the Pur- ~
nishings of services and facili ties for the en~oyment of the i
apartments. ~

12.3 Children. No persons who have not yet attained the ~
age of thir en ) years shall be permitted to reside in any =

of Directors of thc Association, or of the Developer, provid ed ~
such written consent when once given and relied upon in conriec-
tion with the purchase and acquisition of a condominium apart- ~

children under such age may visit arxl tempararily reside in an
apartment unit rovided such temporary residence shall not ex- :
ceed thirty (30~ days within ar~y consecutive twelve-month peri- €

12.4 Pets. No pets shall be maintained or kept in ar~y oP ~
the apartmen s other than goldfish, tropical fish and the like, ~
and such birds as canaries, parakeets and the like, except as ~
may be specifically provided for and authorized by the rules and
regulations of the Association as they may be from time to time ~
adopted or amended, or pursuant to the written consent of the ~
E Board of Directors of the Association, or of the Developer, pro- ;
E vided, such written consent when once given and relied upon in ;
~ connection with the purchase and acquisition oP a condomd.nlum ~
~ apartment unit may not thereafter be revok~ed or terminated with- ~

; 12.5 Nuisances. No nuisance shall be allowed upon the Con- ~
~ dominium proper y, nor any use or practice that is the source of ~
} annoyance to residents or which intereferes with the peacefl~l -
~ possession and proper use of the property by its residents. All ;
$ parts of the Condominium shall be kept in a clean and sanitary
~ condition, and no rubbish, retl.ise or garbage allowed to accumulate ~
~ nor any Pire hazard allowed to exiat. No apartment or~mer shall ~
permit any use oP hia apartment or make ar~y use of the common ~
~ elementa that will increase the cost oP inaurance upon the Condo- i
~ minium Property. ~

12.6 Lawful use. No immoral, improper, offensive or unlaw-
N; ful use sha e ma e of the Condominium Property nor any part oP
.~z it; and all valid laws, zoning ordinances and regulations of all
~ governmental bodies having ~urisdiction shall be observed. The
responsibility oP meeting the requirements oP governmental bodies '
~ for maintenance,. modification or repair oP the Condominium prop- '
~ erty shall be the same as the responsibility Por the maintenance
and repair of the property concerned .
- 12.7 Leasing of Apartments. After approval by the Associa-

= vided the occupancy is only by the Lessee, his family and guests,
provided that n4 apartment shall be leased to an ur~narried person
- under the age of twenty-Pive (25 ) years ~ exc ept Nith the exp~e ss
written consent of the Board oP Directors oP the Association, or
- oP the D~veloper, provided, suah written consent when once given
