of a condominium apartment unit may not thereafter be revoked or
terminated without the consent of the apartment owner; nor shall
any leased apartment be occupied, permanently, or temporarily, .
by any person under the age of twenty--five (25) y~ears, except ~tith
the express written consent oi' the Association or of the Devel-
oper. No rooms ma~r be rented a»d no transient tenants shall be
accommodated in arLy apartment, nor shall arpr lease oP an apart-
ment release or discharge the owner thereof of compliance with
any of hia obligations and duties as an apartment owner. A11
of the provisions of this Declaration, the Charter arid By-Laws,
and the Rules arxi Regulations of the Association pertainir~g to
use ami occupancy shall be applicable ar~d enrorceable against
any person occupying an apartment unit as a tenant to the same -
extent as against an apartment owner, arxi a covenant upon the ~
part of each such tenant to abide by the rules arxi regulations
of the Association, and the tera~ and provisions of the Declara- f
tion of Condominium, Charter and By-Laws, ar~d designating the ~
Association as the apartment owner'a agent for the purpose of
and with the authority to termi.nate arpr such lease agreement in
the event oP violati~ns by the tenant oP auch covenant shall be
an essential element of any such lease or tenancy agreemer~t~
whether oral or written, and whether speciPically eapressed in
such agreetnent or not. - ~

12.8 Si~ns. No "For Sale" or "Fbr Rent" signs or other =
~ displays or-a~vertising shall be maintained on any part of the ~
common elements, limited cominon elements or apartments, excepting
that the right is specifically reserved in the Developer to place
"Fbr Sale" or "For Rent" signs in connection with any unsold or
unoccupied apartment he may from time to time own, and the same ~
right is reserved to any institutional tirst mortgagee which may ~
become the own~er oP an apartmen~., ~ciu the Association as to ~
any apartment which it may own. ~
~ 12.9 Parldng Spaces. No truck or other con~nercial vehicle ~
~ shall be~par e n any parking apace except with the written con- ~
~ sent of the Board oP Directors, except such temporary parking ~
t spaces provided for the purpose as may be necessary to effectuate ~
§ deliveries to the Condominium, the Asaociation, or IInit Owners F
` and residenta.

~ - 12.10 Interior hallways. All doors between apartments arxi
; interior hal ways s ept closed at all times when not being
~ used for ingress or egress. Screens or screen doors on erYtrancea
~ betw~zn apartment units and interior corridors are prohibited un-
~ lesa specifically authorized by the Asaociation. :

; 12.11 ~R~~-e-~ulations. Reasonable regulations concerning the ~
~ use of condo~n um property may be made aryd amended from time to ?
~ time by the Aasociation in the manner provided by its Articles of =
~ Incorporation and By-Laws. Copies of.such regulations and amend- ;
~ ments shal~ be Purniahed by the Association to all apartment own- ;
~ ers and residents oP the Condominium upon request. ~

12.12 Proviso. Provided, however, that until Developer has
completed a1~Fie contemplated improvements and closed the sale
_ of all of the apartments of the Condominium, neither the apartment
owners nor the Association, nor the use of the Condominium property
- shall interfere with the completion oP the contemplated improve-
: ments and the sale of the apartments. Developer may make such use
of the unsold units, common elements and common areas, ar~d oP the
- Recreation Area, as may facilitate such completion aryd sal~e, in-
cluding, but not limited to, maintenance oP a 8alea oftiae, shaw-
ing of the property, ~ ard th~e display o! aigna.
