Condominium as they may from time to time exiat during the terrr of
this Lease. Use~~of the Demised Premises by the Lessee shall be Not~
F~cclusive, it being hereby acknowledged and agreed that the Lessor ~
~ has heretofore or ahall hereaPter enter into aimilar non-exclusive '
ninety-nine year leases with other cor~dominiura associationa formed
for the purposo of administrating the affaira of other condominiums
at the Colonnades Condominiums Complex. The Lessor further reserves ~
the right to lease or contract for the use of the Demised Premises
by other groups or persons, for the purpose of enabling the cost oP
'maintenance and operati-on thereof to be opportuned amongst a larger
number of persons, provided, however, that at euch time as all oP ths .
condominiums to be located in the Colonnades Condominium Complex
shall have been completed, all agreements or leases for the use of
the Demised Premiaes by- anyone_ other_ than_ such__association or _the_
~ residents and occupants of the said Colonnadea Condominiums, ahall
~ terminate. It le recognized and aclmowledged that the Lessor under
the terms of thie Lease may be one or more of the officers and direc-
. tors constituting the original Boa~d of Directora and Officera of the
Lessee, and that all of the persons conatituting the original Board of
Directors and OfPicers of the Lessee and persons who may be s~b~ect to
. the control or inCluence o~ the I,essor, Each apartment owner, fo~ Y~im- "
self, his heirs, successors and assigna waivea all ob~ection to such
~ circumstance and ratifies and agrees to be bound by the terms and pro-
~ visions of this Lease to the same extent as if.he had ~oined in the ea-
ecution hereof for all purposea herein expressed, as well as for the
purpose of: (a) subJecting all of his right, title and interest in
his condominium apartment and to the common elements appurtenant there-
to to the lien rights granted the Lessor ur~der the provisions hereof;
~ (b) agreeing to perform each and every of the covenants, pramises and
undertakings to be perPormed by condominium apartment unit owners whe r-
ever so provided in this Lease; and (c} ratilying, confirming and ap-
; proving each and Qvery provision herein contained, and acknowledgirag
~ that all of the tercr~ and provisiona hereoP, including the rental re-
~ aerved, are reasonable.
~ - a. The Lessee shall constitute the irrevocable agent :
~ in ~act, with full power of substitution, of each and every •
' ~ act and thing required of apartment unit owners pur~•.::nt to
~ the provisions of this Lease, and to-eonsent to and execute-
~ , any and all documents, where necessary, to effectuate any
~ - and all of the provisions of this Lease. In the event ar~y
r ~ of the provisions oP this Lease shall be in conflict with .
~ , any of the provisiona oP the Declaration of Condominium, the ~
~ provisions oP this Lease shall control, except with the ex-
~ . press written consent of the Leasor to the contrary. ° .

~ b. The rental herein provided for to be paid, the cost
oP repairing and maintaining the Demised Premises in good -
~ condition and repair, and oP replacing portions thereof, as
~ - necessary, arxl other undertakings and obligations herein pro-
~ . vided for, shall constitute a corm~on expenae af the Condomin-
~ ~ ium. ~

= c. Each condominium apartment unit owner shall have the
~ . right to use, occupy and en~oy the Demised Pre~ses through
- ~ the Lessee, suh~ect to all of the provisions of this Lease,
the Declaration of Condominium, the Certificate of Incorpora-
~LL; tion and the By-I,aws of the Lessee, and such rules and regu-
' lations which the Lessee may from time to time adopt.

d. Use of the Demised Premises shall be sub3ect to all
_ . laws, statutes, ordinances, rules and regulatior~s of appr*o-
_ ~ priate governmental authorities, and to the rules and regu-
_ lations of the Natior~al Board of Fire Underwriters, or in the
