Indemnification. , : a. The Lessee will cause to be written a policy or pol- , icies of insurance in the form generally known as Public Lia- bility and Property Damage and/or Owner's Landlord and Tenant Policies, and Boiler Insurance Policies when there are boilers . ~ : - ~--~ncluded in any -impreveme~~s- lo~ated-on the Demised Premises, _ ; 'ti;.'~. insuring the Lessee against any and all claims and demands made ; - ~ by ar~y person or persons whomsoever for in~uries received in ~ ~ ~ connection with the operation arxi maintenance of the improvements . and buildings located on the Demised Premises, or for any other ~ . _ risks insured against by such policies, each class of which - olicies shall have been written with limits of not less than ~ ~500,000.00 for damages incurred or claimed by any one person, ~ ~ and for not less than ~1,000,000.00 for damages incurred or R ~ claimed by more than one person as a result of any accident or ~ . incident. All such policies will name the Lessee arxi Lessor, as ~ their respective interests may appear, as the parties insured by ~ such policy or polieies, and the origir~al or a true copy of each ~ of such policies shall be delivered 3y Lessee to Lessor prompt ~y ~ _ upon the writing of such policy or policies, together with adequate - ~ • evidence oP the fact that the premiums therefor are paid; and, ~ ' in any event, such policies and evidence of payment by the Les- Q~ see of the premiums shall be delivered by'the Lessee to Lessor ~ bei'ore the expiration of any then similar coverage and in time ~r ~ ~ to assure the Les9or that such coverage will be carried contin- ~ - ~ uously. The said insurance policy or policies shall be in such ~ - form as herein set forth and in such company or companies, and ~N in such amounts, in addition to the minimum amounts specified . herein as the Lessor shall reasonably require. The said poli- ~ cy or policies shall contain a provision reciting that the . coverage provided thereby may not be cancelled or changed with- ~ _y: out actual notice being given to the Lessor. :r ~ . c. Property Insurance.
