it, including the asscssment again~t condominium unit owncrs for mon-
~ ies necessary to pay the rents herein provided for and the other obli- ~
gations of the Lessee herein contair~ed, then the Lessor may, but shall "
not be obligated to, without notice or demarxi upon the Lessee, perform
the act so omitted or failed to be performed by tho Lessee, or pay the
monies which the Lessee has failed or refused to pay. If such perform-
ance by the Lessor shall constitute in whole or in par~ the payrr,ent of •
monies, such monies paid by the Lessor, together yiith inte re st thereon
at the rate of ten (lOr) percent per annum, shall be deemed additional
. rents due and payable the Lessor on demand, or, at the option of the
Lessor, the said monies may be added to any rent then due or thereat'ter
becoming due under the terms and provisbns of this Lease, and the Les-
see covenants to pay any such sums with the said interest, arxi the Lea-
sor shall have, in addition to any and all other rights and remedies
: herein provided, the same rights and remedies as exist pursuant to the
terms and provisions hereof, as well as by operation and rulea or law,
in the event of default by the Lessee in the payment ot' rent. _
22. Quiet En~oyment. The Lessor eovertants and agrees with the
: Lessee that so on~ as e Lessee keeps and performs all of its cove-
• ' nants hez~ein made the Lessee shall have quiet and undiaturbed and con-
. tinued possession oP the Demised•Premises subJect only to the terms and
: provisions of thia Lease herein provided, and the easements herein re-
• ~ ferred to. ~
~ 23• Lessor's Ris~ht o~ E~try. The Lessor and its agents shall have
' the right o en ry upon e em sed Premises at all reasonable times
to examine the condition and use thereof, and if said premises are dam-
aged by any casualty which causes the premises to be exposed to the el-
ements, then the Lessor may enter upon the premises to make emergency
repaira, and it shall have the right to recover the costs the~eoP from
_ the I.e9see as additional rent due under the terms of this Lease.
. 24. Title to Demised Premises. The interest oP the Lessee in

; conditions and provisions of this Ninety-N3ne Year Lease.

; b. Al1 easements which have been or which may hereafter

I , purpose oP providing 1'or utilities, passage, or other use de-
~ ' si~ned to permit the full utilization and en~oyment of the De-
~ " mised Premises, and of the Condominium apartment buildir~g, by

` - the owr~ers and occupants of condominium units as the Condomf- ~
~ nium. - •
; c. The Iien of any mortgagee in cor~nection with any mort-
; gage now existing or hereafter created encumbe.ing the Demised
' Premises, provided, however, that any such mortgage shall ac-
; ~ know2edge the ex istence of thia Ninety-Nine Year Lease Agree=
ment, ar.d the Lessee~s righta hereunder, so long as it shall
~ falthfully perform each and every oP ita duties and obligations
~ herein imposed.

25. Default Clause. ~
~ a. It is flirther covenar~ted and agreed by arx3 between the
. , parties hereto that in case, at any time, default shall be made
by the Lessee in the payment of any of the rent herein provided ~
for upon the day the same becomes due and payable, or in case o~
~ default in relation to liens, as hereinabove provided for, or if
, ~he i,essee shall fail to pay any oP the taxes or assessments here- -
~ in provided for, or in case of the salB or forfeiture of the De-
• mised Premises or any'part thereof during the term hez~eoP for
~ non-payment of ar~y tax or assess~ent, or in case the Leasee shall
, fail to keep insured any building or improveYnenta which may at ~
