gzgc~ the mortgagor, together with, and in addition to~ the montlily payii~ents
~ under the terms of the note secured hereby~ on the first day of each month
until the said note is fully paid, and in addition to the pro~•isions hereinbefore
made, will pay to the mortgagee the follov~~~ng sums:
(a) A sum e~ual to the premiums. that will next becomc due and pay-
able on policies of fire and othe! hazard insurance covering the. mortgased
property, plus taxes and assessments next due en the mo;tgaged property (all
is estimated by the mortgagee)less all sums already paid therefor divided by
the nurr.ber oi months to elapse before one month prior to the d~.te ~vhen suc~:
premiums, taxes and assessments will become due.
(b) .All payments mentioned in the preceding subsection of this para-
graph and all payments to be made under the note secured hereby shall ~e
added together and the aggregate amount thereof shall be paid oy_the mortgagor
each month in a single payment due upon the first of each and every month
hereinafter
Any deficiency in the amount of such aggregate monthly payment shall, unless
made good by the mortgagor within thirty (30) days next after the same becomes
due and payable, constitute an event of default under this mortgage.
13. If. however, the monthly payments made by the mortgagor under
(a) of paragraph 12 preceding shall not be sufficient to pay taxes and assess-
ments and insurance premiums, as the case may be, when the same shall
become due and payable, then the mortgagor shall pay to the mortgagee any
amount necessary to make up the deficie.ncy, on or before the date when payment
of such taxes, assessments or insurance premiums shall be due.
