That if the total of the payments made by the mortgagor under /6) of paragraph 2 preceding shall exceed the amount of payments actually made by the mortgagee. for groand rents, taxes and assessments and insurance premiums, as the case may be, such excess shall be credited by the mortgagee on subsequent payments to be made by the mortgagor. IE, however, the montfity payments made by the moctgagor under (6J of paragraph 2 pre- ceding shall not be suf[icient to pay ground rents, taxes and assessmants and insurance premiums, as the case may be. when the same shall become due and payable, then the mortg~gor shall pay to the mactgagee any amount necessary to make up the deficiency, on or befae the date when payment of such ground rents, taxes, assessments, or insurance premiums shall be due. ~If at any time the mortgagor shall tender to the mortgagee in accocdance with E the provisions of the note secured hereby, futl payment of the entire indebtedrtess represented thereby~, the mori- ' ' gagee shalt, in computing the amount of such indebtedness, credit to the account of the mortgagor ail payments ~ made under the provisions of (a) of paragraph 2 hereof which the mortgagee has not become obligated to payto ! tbe Secretary of Housing and Urban Development and any balance remaining in the funds accumulated undet the pro~•isions of of said paragraph 2. If there shall be a default under any of the provisio~s of this mortgage, re- su[ting in a~ubiic sale of the premises covered iereby, o~ if the mortgagee acquires the property otherwise aEter default, the mortgagee shall apply, at the time of the commencement of such proceedings or at the time the ptop- erty is otherwise acquired, the balance then. remaining in the funds accumutated under (bJ of paragraph 2 preceding ~ as a credit against the amount of principal then remaining unpaid under said note and shall properlyadjust any payments which shall have been made under (al of said paragraph. 4. That he wilt pay all taxes, assessments, water rates, and other governmental or municipal charges, fines, or mpositions, for which provision has not been made hereinbefore, and in default thereof the moctgagee may pay the same; and that he will promptly deliver the official teceipts therefor to the moctgagee. ` ~X ~
