If any payment is not made within thirty (30) days after
it is due, the entire unpaid balance shall become due
without notice at the option of the Sellers and failure
to exercise that option shall not waive the right of the
Sellers to exercise it in the event of a subsequent de-
fault. In the event,of default in payment, the Buyer
will pay all costs of-collection including a reasonable
attorneys fee. Right to demand or protest is waived. The
land shall be the sole security for the obligation of this
contract and it is understood and agreed that the Buyer
shall incur no personal liability whatsoever by reason of
the siqning of this contract. The only remedy of Sellers
shall be foreclosure of ihe vendor's lien against this
land.
IN CASE of the failure of the Buyer to make any of the
payments herein designated, or any part thereof, or fail-
; ure to perform any of the covenan ts on his part hereby

~ made and entered into for a period of thirty (30) days
~ after maturity, this cbntract shall be forfeited and

~ terminated, and the buyer shall forfeit all payments

~ made by him on this contract, and such payments shall
~ be retained by the Sellers in full satisfaction and in
~ liquidation of all damages by them sustained; and the
Sellers shall have the right to re-enter and take pos-
~ session of the premises aforesaid without being liable
~ to any action therefor. Notice to quit and of forfeiture
~
are each hereby waived. ~

~ Right to Substitute this Contract with Deed and Mortgage:

The Sellers reserve the right at any time when any part
a~ of the principal and interest due on this contract have not

= been paid to require the Euyer to deliver to the Sellers
a purchase money promissory note and mortgage in standard
