upon the delivery from the Sellers to the Buyer and in
exchange for the note and mortgage a Warranty Deed con-
veying good and marketable fee simple title to the prop-
erty from the Sellers to the Buyer. At the same time
Sellers shall deliver to Buyer at Sellers' cost a title
insurance policy issued by the Lawyer's Titly Guaranty
Fund insuring fee simple title in the Buyer. Said note
and mortgage will, like this contract, impose no personal
liability upon the Buyer and Sellers' only remedy in the
event of nonpayment shall be against the land securing
said mortgage.
IT IS MUTUALLY AGREED by and between the parties hereto
that the time of payment shall be an essential part of
this contract and that all covenants and agreements herein
contained shall extend to and be obligatory upon.the
heirs, executors, administrators and assigns of_the
respective parties.
BGYER acknowledges that he has personally inspected the
premises prior to signing this contract.
This contract and any deed executed and de-
` livered pursuant thereto shall contain the following

~ restrictions and covenants:

~ (a) Any residential construction on the pre-

~ mises shall contain not less that 1,000 square feet of ;
~ living area exclusive of carportes, attached garages
~ and porches.
~ (b) No live stock, excepting only horses and
~ cattle, shall be kept or maintained on the premises at
~
any time .

(c) No poultry shall be kept or maintained on
the premises for commercial purposes.
(d) No dog kennels, cat kennels or other ken-
