To pay all and singular the costs, charges, and e~penses including lawyer's fees, reasonably incurred or paid at am~ ~ tiine bv the Association, txra~ur of the failure of the I?tortgagors to perfonn, comply with and abide by each and every stip~la- t i~~ns, agrec~n~s, eonditions and covenants of said pmmissory note and this deeci, or either, and every such payment shall be~ar interest from date at the rate stated in the note scrured heicb~•. ~ ~ 15. Th:~t he ~vill~e rmit, commit, or suffer no waste, impairment, or deteriuration of wid propertv or am~ part thereof; .~ncl in the event of the failure of the riortgagors to keep the buiidings on said premises and those to bc: erected on said premises, ; ,~r impro~ements thereon in good repair, the Association may make and pay for such repairs as in its discretion it may deem I necessary for the proper preservation thereof, and the full amount of such payments shall be secured by the lien of this mortgage ? ~nd shall at the option of the Association be immediately due and payable, or payable in such monthly installments as the Associa- ; t;~~n may determine, and every such payment shall bear interest from date at the rate stated in the note secured hereby. ; 16. That in the evcnt that this mortgage be given to secure a constniction loan, failure on the Part of the ~iortgagors or ~ t6eir contractors to complete said building in accordance w•ith Construction I.a~n Agreement, of even date herew~ith, or to build z ~aid c~mstruction in accordance with plans and specifications filed ~~~ith the Association, shall consGtute a breach of this mortgage, x u~cl, at the option of thc Association, immeciiately mature the entire amount of principal and interest hercby secured and the Asso- ~ ~ i.~tion may immediatcly institute proceedings ta foreclose this mortgage. ` 18.
