1Z. That, in order more iully to protect the security of this mart-
gage, the mortgagor, together with, and in addition to. the monthly payments
under the terms of the note secured hereby, on the first day of each month
until the said note is fully paid, and in addition to the pro~-isions hereinbeiore :

made, will pay to the mortgagee the tellowing siims:

(a) A sum equal to the premiurt:s that will next oecome due and pay- ~
able on policies oi fire and other hazard insurance co~~ering the mortgaged
property, plus taxes and assessments next due on the mortgaged property (all
is estimated by the mortgagee) less all sums already paid therefor di~~ided dy
the number of months to elapse before one month prior to the date wher, such
premiums, taYes and assessments will oecome due.
(b) All payments mentioned in the preceding subsectLOn oi this para-
graph and all payments to be made under the note secured hereby shall ~e
added together and the aggregate anzount thereof shall ~e paid oy the mortgagor
each month in a single payment due upon the first oi each and e~ery month
he reinafter
Any deficiency in the amount o2 such aggregate monthly payment shall, unless
made good by the mortgagor within thirty (30) days next after the same becomes
due and payable, constitute an e~ent of deiault ~~.nder this mortgage.

13. If, howe~•er, the monthly payments made by the mortgagor under ~
(a) of paragraph 1L preceding shall not be suiiicient to pay taxes and assess-
ments and insurance premiums, as the case may be, when the same shall " ~
become due and payable > then the mortgagor shall pay to the mortgagee any ~
amount necessary to make up the deiiciency, on or beiore the date when payment ~
of such taxes, assessments or insurance premiums shall be due.
