12. That, in order more fully to protect the security of this mart-
gage. the mortgagor, together with, and in addition to, the monthly payments
under the terms of the note secured hereby. on the iirst day of each month
until the said note is fully paid , and in addition to the provisions hereinbefore 3
made, will pay to the mortgagee the following sums:
(a) A sum equal to the premiums that will next oecome due and pay- ~
able on policies of fire and other hazard insurance co~•ering the mortgaged `

property, plus taxes and assessments next due on the mortgaged property (all -
is estimated by the mortgagee) less all sums already paid therefor divided dy
the number of months to elapse before one month prior to the date when such
premiums, taxes and assessments will become due.
{b) All payments mentioned in the preceding subsection of this para- ;
graph and all payments to be made under the note secured hereby shall ~e
added together and the aggregate amount thereoi shall ~e paid oy the mortgagor
each month in a single payment due upon the first of each and e~•ery month

Any deficiency in the amount of such aggregate monthly payment shall, unless
made good by the mortgagor within thirty (30) days r~ext after the same becomes
due and payable, constitute an event of default under this mortgage.
13. If, however, the monthly payments made by the mortgagor under
(a) of paragraph 1Z preceding shail--nQt be suiiicient to pay taxes and assess-
ments and insurance premiums, as the case may be, when the same shall
become due and payable , then the mortgagor shall pay to the mortgagee any
amount necessary to make up the deficiency, on or before the date when payment
of such taxes, assessments or insurance premiums shall be due.
