7. The Lessor warrants and guarantees the peaceful possession of said premises by the Lessee and
agrees to execute or cause to be executed any fu~ther agreement or agreements that may be necessary to
secure the convenient use and enjoyment of the leased premises by the Lessee.
The covenants and agreements herein contained shall bind, apply to and enure to the benefit of the
