Premises or Any portion thereof, tivill notify the Diortgagee of the ~
pendency of such proceedings. The DiortgAgeo may pArticipnte in anp
such proceedings and thc _ltorta~~gor fro~» time to time ~vill deliver to •
the 1liortgagee all instrnments requested by it to permit such partici-
patiuii. In tl~e event af such condemiiation proceedin7s, the n~vard or
compens~tion pa3-able is herebS assigned to nnd shull bQ pAid to tl~e
ltortgagee. Ttie ~tortgFigee shnll be nnder no obli;ation to qnestion
the nmount of ~n~ such a~rard or compensution and may uccept the
s~me in the amouiit iii ~vhicl~ the same s~all be puid. In uny such
condeinnation proceedings the ~tortglgee may be represented bp
counscl selected by the 1lfortgagee. The proceeds of ~ny a~vurd or
compensation so received shall, at the option of the ~iortgagee, either ~
be ~pplied, without premium, to the prepayment of the Note und at ;
the rute of interest provided thereiil regardless of the rate of interest
pn3Table on tLe u~vard bp the condemning autbority, or be paid over to
the btortgugor for resioration of the Iinpro~ements.
SECTIO\ 1.14. (a) The liortgagor will not (i) ezecute an assign-
ment of the rents or any part thereof from the Premises unless such
assi~~ment sliall_ pro~ide that it is suborciinate to the assignment eon-
tained in this ~Iortgage a~id any assigniueut eaecuted pursuant hereto,
or (ii) except ~~here the lessee is in defuult thereunder, terminute or
couseut to thc cancellation or surrender of ~ny lease of the Premises
or of any part thereof, no~c egisting or Lereafter to be mude, huving
an unegpired terni of two (2) years or more, egcept that any leuse
may be cancelled provided that promptly after the ccincellation or
surrender thereof a new lease is entered into ~vith a ne~v lessce huving
a credit standing, in the judgznent of the ~iortgagee, at least eqnivalent
to tLat of the lessee «hose lease ~ras cancelled, on substantially the
s:~me terms as t}~e terminated or cancelled lease, or (iii) modify tiny
such lease so us to sLorten the uneapired term thereof or so as to
decreuse the amount of the rents paynble tbereunder, or (iv) accept
prepa~-ments of any instalments of rents to become due under such ;
leases, ezcept prepayments in the nature of security for the perform- ;
ance of the lessees thereunder, or (v) in anv other tuanner impair the i
vulue of the ~Iortgaged Property or the securitp of the \Iortgage. ~
