THIS WARRANTY DEED made and executed the 16th day of Februarv ,

Grantor, to Fred W. Kigfaber and Stefanie Kiefaber, Husband and Wife , ~
whose address is Ps 0. Box 323 Jensen Beach, Florida 33457
hereinafter called Grantee:
(Wherever used herein the terms "grantor" and "grantee" include all the ;
parties to this instrument and the heirs, legal representatives and assigns
of individuals, and the successors and assigns of corporations.)

WITNESSETH: That the Grantor, for and in consideration of the sum of $10.00 and i
other valuable considerations, receipt whereof is hereby acknowledged, by these pre- ~
sents does grant, bargain, sell, alien, remise, release, convey and confirm unto the ~
Grantee, all that certain land situate in St. Lucie County, Florida, viz:

as described on Page 1C of plat of Nettles Island Project, Plat Book 16, Pages
1, lA thru 1J (both inclusive) and Declaration of Condominium, Official Record
Book 186, Page 2720 as last amended Official Record 6ook 192, Page 820, all as
filed for record in the Office of the Clerk of the Circuit Court, St. Lucie
County, Florida, together with: (i) an undivided 1/1585th interest in those }
lands designated by said Plat and Declaration (as amended) as comnon elements
and limited caman ~lements; and, (ii) all tenements, hereditaments, and ap- ~
purtenances thereunto belonging or in anywise appertaining;
TO yAVE AND TO HOLD, the same in fee simple, forever.
AND the grantor hereby covenants with said grantee that it is lawfully seized of
said land in fee simple; that it has good right and lawful authority to sell and convey -
said land; that it hereby fully warrants the title to said land and will defend the same
against the lawful claims of all persons, whomsoever; and that said land is free of all
encumbrances. ~
