Commencinq at the point of intersection of the Easterly right p
of way line of the Florida East Coast Railway Company right of ~
way with the Southerly line of the South 200 feet of the North ~
380 feet of that part of Sectxon 4, Township 37 South, Range ~
41 East, as described in deed filed for record in Deed Book
I49, page 73, public records of St. Lucie County, F].orida,
thence run Northerly along said Easterly right of way line
of Florida East Coast Railway a distance of 101.89 feet to
the POINT OR PLACE OF BEGINNING;
(1) Thence continue to run Northerly along said Easterly right ;
of way line of Florida East Coast Railway Company to the point
of intersection of said Easterly right of way line with the
Northerly line of said South 200 feet of the North 380 feet des- ~
cribed in Deed Book 149, page 73, St. Lucie County; ;
(2) Thence run Easterly along said Northerly line to the point
or place of intersection between said Northerly line and the
Westerly line of the property conveyed on June 23, 1969, by
John A. Stinson and Ann M. Stinson, husband and wife, to August
Mowbray and Winifred Mowbray, husband and wife, by warranty deed
recorded in O. R. Book 178, page 1295, St. Lucie County, Florida,
public records; ~
(3} Thence run Southerly along Mo~abray's said Westerly line and
its continuation to the point or place of intersection of said
continuation with the Nor~herly line of the property conveyed on
February 18, 1972, by John Stinson and Ann M. Stinson, husband
and wife to Aloise Martz and Anna Martz, husband and wife, by
warranty deed recorded in O.R,Book I99, page 2391, St. Lucie
County, Florida, public records; ~
(4) Thence run Westerly along Martz's said Northerly line to
its intersection with the Easterly right of way line of Florida
East Coast Railway, said point of intersection being also the
Point or Place of Beginning. ~
TOGETHER with a perpetual non-exclusive easement for ingress, egress
and access over that certain private road known as Mocking Bird
Hill, being described as: The North 30 feet of the South 116.89
feet of the land described in that certain Deed from Raphael J.
Gray, a single man, to John A. Stinson and Ann M. Stinson, his
wife, dated May 15, 1954 and recorded in Deed Book 193, page 566,
St. Lucie County, Florida, public records. Said easement being
bounded on the West by the Easterly line and the Southerly ex-
tension thereof of the property first above described, and on the
East by the Westerly right of way of State Road 7Q7.
