AND THE 1~tORTGACORS DO hereby cvvenant and agree:
1. To pay all and singular the principal and interest and other sums of money payable by virtue of said promissory note

2. To pay all and singular the taxes, assessments, levies, liabilities, obligations and inaunbrances of every nature and kind
now on said described prnperty, or that hereafter may be im~, sufEered, placed, levied, or assessed thereon, or that hereafter
may be levied or assessed upon this Mortgage, or the inde tedness secured hereby, cach and every, when due and payable,

3. To keep the buildings and all equipment and petsonal propeny now or hereaiter on said premises covered by this mortgage,

ment covering the same under the laws of the State of Florida, tovering loss irom both firt and starm, making the laas under said ~
policies, each and every, papable to the Associaeion, as mortgagee, as its intereat mar appear, and said i~surance shall be in a good
and responsible insurance company ueisfactory to said Associaeion, and writ[en by a responsible local agent satis[actory to aaid Asso- t
ciation: and the policy or policies shall bear a standard mortgage dause without mntribution, and, if the original principal amoiint
of the mortgage is Fi[tr Thoeisand and no/ 100 Dollan (s50.000.00) or in excess thereof, shall be held br the Aasociation. and, in
the event any sum of money becomes payable under such polic~r or policies, the Association shall hav~ ehe option co receive and apply
the same on account of the indebtedness hereby secured, or to permit the mongagots to receive and use it, or any part theteof, for ;
other purposes, without thereby waiving or impairing any equity, lien, or right under and by virtue o[ this mortgage, and mar :

and the full amount of each and every s~ch payment shall be immediately dae and payable and shall bear interest [rom the date -

4. To permit, commit, or suEfer no waste, impairrnent or detcrioration of s:~id propert~•, or :iny part thereof, and upon
the failuro of the mortgagors to lceep the buildings on said pmperty in good rnndition of repair, ihe Association may demand the
immediate repair of said buildings or the immediate repayment of the debt her~eby secured, anJ the failure of the mortgagors
to rnmply ~vith said demand of the Association for a period of Thirty (30) da~~s, shall constitute a breach of this mortgage, _
and, at the option of the Association, immediately mature the entire amount of princijral and interest hereby secured, and the `
.4s9ociation, immediately and without notice, may institute prcx,redinas to foreclose this mort,~age and applv for the appoinhnent
nf a Receiver, as hereinaker provide~.
5. This mortgage eontract Fx+vvides for additional advances xhich may be made at the option of the association and
secured by this mortgage, and it is agreeci that in tFie eveat of such advances the amount may be added to the modgage debt
and shall increase the unlraid balance of the note hereby secured by the amount of such advance and shall be a part of said °
note indebttdness under alI the terms of said note and this contract as fully as if a new such note and ooniraM w•ere exerutecl
~nd delivered. An additional advance agreement may be given and accepted for such advance and pmvision ma}' be made for
different monthlv payments and a diEf~rent interest rate and othe~ express modifications of the contract, but in a!1 other resperLc
ihis contr:~ct shall remain in full force and effect as to said indebtedness, including aIl advances.
6. If any of tbe sums of muney herein referred to be not promgtly and fully paid within Thirty (30) days next after
the same severally come due and payable, or if each and every the sfipulations, agrcement, conditions, and covenants of said
promissory note and this deed, or either~ are not duly performed, mmplied with and abided by, the aggregate sum mentianed ~
in said promissory note and anv other amount or amounts added to the mortgage indebtedness under the terms of this mortgagc
shall become due and payable forthwith or thcreafter at the option of the Associatioq as fully and rnmpletely as if said aggregate ~
sum of money was originally stipulated to be paid on such day. anything in said promissory note or herein ta the contrarv not- ~
withstanding. •
7. To deliver M the Association, on or before :ltarch I5th, of each year, tax reeeipts evidencing the payment of all laN-- ~
