(i) To promptly and fully keap, perform and comply with all the terms, provieions, covenants, conditione anci agree- ~ ments imposed upon or assumed by it as Landlord (or aimilar ' designation) under any lease in effect covering all or any part of the withindescribed property, hereinafter, whether one or more, referred to individually and collectively as "Tenants' leases"; (ii) that it will not do, or permit anything to be done, or omit 'and refrain from doing anything, the doing or omission of which will qive any tenant a riqht to terminate any of said Tenanta' leases; and (iii) that it shall serve notice upon Mortgagee of any and all proposed lease modifications or of new leasea upon the secured property. If Mortqagor shall, in any manner, fail in any of the above covenants and agreements, Mortgagee may (but shall not be obligated to) take any action Mortgagee deems necessary or desirable to prevent or cure any default by Mortgagor in the performance of or compliance with any of Mortgaqor's covenanta or obligations under any of said Tenants' Leases. Mortgagee shall have the right to enter upon the ; within described property to auch extent and as often as Mortgagee, E . ; in its sole diacretion, deems necessary or desirable in order to _ prevent or cure any such default by Mortgagor.
