THIS WARRANTY DEED, made the __e~ day of March, A.
D. 1972 by JOHN A. IiOEFFNER and LORETTA M. HOEFFNER, his wife,
hereinafter called the Grantor, to LEROY J. HOEFFNER and SUSAN
C. HOEFFNER, his wife, as to an undivided fifty percent (50$)
interest, and JAMES A. WEST and LORRAINE L. WEST, his wife,
as to an undivided fifty percent (50$) interest, whose post
office address is: 570 Broadway, Apartment 12-A, LYnbrook, L.
I., New York 11563, hereinafter called the Grantee:
(Wherever used herein the terms "grantor" and
"grantee" include all the parties to this in-
strument and the heirs, legal representatives
and assigns of individuals, and the successors
and assigns of corporations.)
WITNESSETH: That the Grantor, for and in consideration
of the sum of $10.00, and other valuable considerations, receipt
whereof is hereby acknowledged, hereby grants, bargains, sells,
aliens, remises, releases, conveys and confirms unto the Grantee,
all that certain land situate in St. Lucie County, Florida, to wit:
The West 5 acres of the S 1/2 of the SE 1/4

Township 35 South, Range 40 East.
The SW 1/4 of the SW 1/4 of Section 6,

the North 50 feet of the South 116.50 feet

Township 35 South, Range 40 East.

TOGETHER, with all the tenements, hereditaments, and

i AND the Grantor hereby covenants with said Grantee
; that the Grantor is lawfully seized of said land in fee simple;

~ all persons whomsoever; and that said land is free of all encum-
, brances, except taxes accruing subsequent to December 31, 1971.
